Tailored Listing Services Unveiled

In the dynamic world of real estate, every listing tells a unique story, and every realtor has distinct needs. From compliance essentials to our white-glove Premier Concierge, we've designed each layer with precision, ensuring that your properties shine brilliantly in the market. 1. Compliance:

  •  Draft listing agreement and compliance files for your listing
  • Review the listing agreement for accuracy and compliant issues, as well as ensure appropriate addendums are attached and accounted for. 
  • Send the seller's disclosure and additional disclosures required via Seller's Shield or other service. 
  • Upload forms to broker compliance and help coordinate any corrections needed.
  • Draft amendments upon the instructions of the agent. 
  • No communication with the client. 

2: MLS Essential:

  •  All of compliance
  • Detailed and correct MLS data input for the property with the information provided via previous listing, seller's disclosure, tax record, etc. The coordinator must have a signed seller's disclosure before they are to input data into the MLS. 
  • Set up ShowingTime. 
  • Upload and arrange photos into the MLS.
  • Upload MLS documents provided by the agent.
  • Add open house information to the MLS upon the agent's request. 
  • Update sales price upon the agent's request. 
  • No communication with the client.

3. Premier Listing Concierge:

  •  Everything in MLS Essential
  • Communicate directly with the seller as an extension of your team.
  • Send calendar invitations for important dates during the listing process. 
  • Provide our internal home information form to gather pertinent information to help with buyer questions and market the home. 
  • Schedule and coordinate the photographer with a detailed checklist for the seller.
  • Schedule and coordinate sign installation, Austin Energy Audit, or staging if required.
  • Draft listing description/copy.
  • Add photo captions to photos.
  • Update the property website, if applicable, including adding home details, listing descriptions, and uploading documents.
  • Create and upload your personal branded Buyer Information Sheet and Features and Upgrades List, created by us. 
  • Provide a detailed Open House checklist for your seller when scheduling an open house with a calendar reminder.  
  • Draft a listing flyer utilizing the agent's preferred service, such as Compass Marketing, KW Command, Institute for Luxury Home Marketing, etc. This does not include creating a custom listing flyer in Canva utilizing our marketing services. 
  • Receive $50 off your contract to close fee if you utilize our transaction management services once it goes under contract. 

All listing services are charged once the listing goes live on the MLS.
